Ayala Land’s P6B development project in Bacolod City will finally push through. The Provincial Government of Negros Occidental has recently turned over the 4.4 hectares property for lease to Ayala Land. The Ayala Capitol Civic Center has been delayed for three years due to legal battles with SM Prime Holdings. Ayala Land’s development project will definitely change the landscape of Bacolod City.
What we will expect from Ayala Land’s development project in Bacolod
Ayala Mall
Ayala will build a 4-storey mall which will have around 50,000 sq.m. leasable space with a mix of shopping and dining, and areas for large assemblies and social activities. Mall developments of Ayala are known to have a lot of open spaces. This will not be the first Ayala Mall in Negros Occidental since the first was The District North Point in Talisay City.
Office Building
An 8-storey office building will have spaces for lease to commercial enterprises including BPOs. Bacolod City is a Center of Excellence for IT-BPM so more buildings for lease will attract more investors to Bacolod.
Residential Condominiums
Amaia Land Corp, a subsidiary of ALI is building Amaia Steps Capitol Central at a 0.9hectare property at San Juan Street adjacent to the capitol property. The project will be a two building condominium project with 9-storey each and a total of 576 units which will have commercial spaces, multi-purpose hall, jogging paths, swimming pool and children’s play area.

Hotel
A hotel with about 150 rooms will be built at the leased property beside PNB. ALI envisioned it to be one of the top hotels n Bacolod City catering to business and leisure travelers.
These development projects will be needing a workforce of 2,500 who will be sourced locally. The only worries that some people have is that the mall at the back of the historical Provincial Capitol might destroy the view just like what happened with the Rizal Park. Hopefully since the mall will only be 4-storey and sprawling, this will not obstruct the view of the Provincial Capitol. As much as we want developments, we also hope that our historical buildings will bee kept intact.
Aside from these projects, ALI own a 215-hectare Ayala North Point in Talisay City which is one of the premier residential properties in Negros Occidental. It has also evolved into a mixed use property for retail, commercial spaces and education. During his visit in Bacolod last year, Jaime Augusto Zobel revealed that Ayala also plans to construct a hotel and small clinic at Ayala North Point.
Ayala is currently fencing these properties and groundbreaking for the mall and hotel will be early next year while groundbreaking for Amaia Steps Condominium will be before the year ends.
